This residential project involved remodeling the existing house and adding a detached garage. Wood design with concrete footings and a hold-down system was used to accommodate high seismic zone requirements.

This mixed-use building features a podium with three levels. The top three levels are supported by wood for gravity loads, while the podium utilizes a concrete frame. Lateral resistance is achieved through wood shear walls with a tie-down system for the upper levels, and concrete shear walls at the podium level.
